To flush a fan coil unit, first turn off the system and close the supply and return valves to isolate the unit; then open the drain valve to empty the water, use a hand pump or hose to force clean water or a cleaning solution through the coil to remove debris, drain the dirty water, close the valves, refill the system, and finally restart the unit.
To reset a fan coil unit, first turn off power to the unit at the thermostat and circuit breaker, wait a few minutes, then restore power; if the unit has a reset button, press it according to the manufacturer’s instructions to clear faults and restart the system.
To clean a fan coil unit, turn off power, remove and clean or replace the air filter, vacuum and gently brush dust from the coil and fan blades, clear the condensate drain, check for mold or debris, and then restore power and test operation.
To service a fan coil unit, turn off power, clean or replace filters, inspect and clean the coil, check and lubricate the motor and fan, inspect belts and replace if worn, and ensure proper electrical connections.
A fan coil unit typically lasts about 15 to 20 years with proper maintenance and normal usage.
